What is a variance?

A variance is an approved departure from current zoning for a particular property. If a proposed project”œe.g., an addition or improvement to the property”does not conform to current zoning, an official variance is required to allow that work to legally proceed. If an addition to the existing structure comes too close to the property line, for example, a variance is required to approve a smaller setback from the adjacent property if warranted. Variances are granted by the Zoning Board of Appeals.
