What is zoning?

Zoning is the municipal ordinance that regulates what is and is not allowed within the city. Zoning also regulates dimensional controls, such as minimum buildable lot sizes, building heights, building setbacks and building density as well as open space and parking requirements. Zoning in Revere is established through a land use planning process that leads to a zoning master plan being adopted by the City Council. Variances from zoning may be issued through the Zoning Board of Appeals for relief from dimensional requirements dues to such circumstances as soil conditions, property shape and topography that specifically affect the land or the structures on it.
